CMDA acquired land land worth Rs 85 crore through TDR

Chennai Metropolitan Development Authority has processed 151 transferrable development rights applications and acquired land worth Rs 85 crore with an extent of 48.6 hectares from 137 applicants.



CMDA sources said four property owners have parted with portions of their land for the Metro Rail project by opting Development Rights Certificate.



Sources said TDR is a new concept and the government should spread awareness about it. The awareness is lacking as people are unaware of what TDR is.



Sources also said that the Government has also approved the amendments to Development Regulations for Special Transfer of Development Rights for Slum Rehabilitation.



“As per the provision of the Development Regulations, in cases of slums on water ways, road margins or any other land belonging to the government departments or agencies, as the slum dwellers do not own these lands, the regulation for Transferable Development Rights is not applicable,” CMDA sources added.



Sources said CMDA is processing Tamil Nadu Slum Clearance Board proposal for utilization of Special TDR for the slum tenements through the Government housing and urban department for 3,906 tenements in Perumbakkam, 6,000 houses in okkiam Thoraipakkam, 1,024 houses in All India Radio and 120 units in Perambur barracks road.



Sources also said the proposed 80 feet link road from Poonamallee High Road to Koyambedu wholesale market complex will be affecting some landowners and government order for issuing 4(1) notification is still awaited. “There are 11 land owners interested in handing over of land in Nerkundram village under TDR Scheme. CMDA will process the applications as and when it receives the requisition to issue development right certificate (DRC) instead of monetary compensation for the land acquisition.



Meanwhile, CMDA has asked local bodies to gift land for road widening projects. “CMDA is ready to hand over the space gifted for the road widening free of cost,” sources added.
