Coimbatore set to expand by 2,869 square km; New draft master plan to develop Kovai prepared

The new draft Master Plan for Coimbatore, Tamil Nadu’s second largest city, is ready after more than 25 years and it is likely to bring 2,869 square km into Coimbatore Local Planning Area.

The initiative for the new master plan was started in 2014 after the present one for Coimbatore Corporation area prepared in 1992 had limitations as it was prepared for the city along with some of the surrounding villages. The earlier master plan consisted of only 257 square km. Now the planning area is set to expand by more than 10 times.

The new master plan planning area forms about 2.21 per cent of the total Tamil Nadu area. It comprises of Coimbatore Corporation area along with 186 villages.

Leaving out agrarian South of Pollachi taluk and ecologically sensitive Valaparai, the new Coimbatore Planning Area is likely to consist of Coimbatore North, Sulur, Maduvankarai, Perur, Annur, Mettupalayam and Pollachi Talukas.

Considered to be the industrial and educational hub of the state, the master plan for Coimbatore focuses on land use proposal based on future population growth and lines out infrastructure needs which include a outer ring road and inner ring road in Coimbatore Planning Area.

The Master Plan vision is to create compact city to achieve sustainable development. Transit Oriented Development (TOD) is proposed along the major corridors, which will emphasize movement through public transport. The draft Master Plan focuses on protecting rural livelihoods and catering to the needs of the population by providing agricultural zones.

The proposed Master Plan for Coimbatore ensures development in harmony with the environment. Proper zoning for segregation of residential, commercial and industrial areas with buffer zones between these land uses has been provided.

Existing major corridors and proposed corridor will have a green buffer so as to protect the residential area from air and noise pollution.

Clustering of industries has been given priority based on the type of waste generation. Decentralized and specialized treatment plants is being proposed be installed in these local clusters, thereby reducing the cost of infrastructure development.

The Master Plan also has a proposal for 100 feet wide Outer Ring Road which will link Avinashi and Mettupalayam Road. This will pass through Neelambur, Mailampatti, Vellanipatti, Kalapatti, Sarkarsamakulam, Kondayampalayam, Agraharasamakulam, Idikari and Periyanaikenpalayam villages.

Similarly, the 100 feet Inner ring road is also being proposed under the draft Master Plan . This will link Mettupalayam road and Palghat road passing through Thudiyalur, Pannimadai, Somayampalayam, Vadavalli, veerakeralam, PerurChettipalayam, Sundakkamuthur and Kuniyamuthur villages.
