T Nagar could possibly be considered as favourite to get the smart city tag but some of the residents are apprehensive whether the crowded area has the requisite credentials to claim the title.
T Nagar Residents Welfare Association secretary B Kannan claimed that while the residents of T Nagar would welcome the shopping hub getting the tag of ‘smart city’ but it unfortunately does not have the requisite credentials to lay a claim to the title.
This comes as Jones Lang LaSalle (JLL), a global real estate services firm which has been appointed as consultant, is preparing the proposal for Chennai Smart City.
Kannan has stated that residents refer T Nagar as ‘ Encroachment Nagar’ and every available space is encroached upon by vendors or hawkers and also the commercial complexes.
“All commercial buildings have been built under gross violations and this apart none have the requisite fire fighting mechanism nor does it have parking lots,” said Kannan.
While thinking of developing T Nagar as smart city, all these has to be taken into consideration, he added.
He also said that the public utility system, laid during the British era, is under severe strain as the discharge of effluents is more than it could take.
“How are they going to develop T Nagar as smart city, ” he reasoned. However, sources said that they are working on the retrofitting model. It could be applicable to any developed area.
Surprisingly, T Nagar was already in the agenda of Chennai Corporation to have it redeveloped. Association of Professional Town Planners (APTP) president K M Sadanandh told Express said that the basic necessity for a city is that it is livable, affordable and movable.
He said it was in 2010, plans were there to redevelop T Nagar as commercial hub. “I was member of the review committee that time. I opposed the redevelopment plan stating that if this has to be implemented, 50 per cent of existing buildings should be bulldozed,” said Sadanandh.
It is learnt that Chennai Corporation has appointed JLL to remodel T Nagar using the three concepts-- Pedestrian City Centre concept, Traffic cum city Centre concept and Skywalk city concept.
Under Pedestrian City Centre concept, the focus then was on pedestrian by focusing on providing themwith more space by building multi-storey car parks or by-pass mechanisms for traffic. In the Traffic cum City Center concept, plans are being studied to focus on developing those areas that are having access to public transport. For the Skywalk City concept, plans are there to build elevated pathways for pedestrians. There are also plans to develop underground pathways.
However, some redevelopment plans could still be valid, it would be interesting to see how the retrofit proposal would make T Nagar smart.
